Job Description
This position is responsible to supervise the installation, maintenance, repairs or replacements and setting up maintenance schedules for organization's property and infrastructure by regularly inspecting sites, executing work as necessary and maintaining equipment that's relevant for each site.
ResponsibilitiesReport and serve as assistant to the Senior Manager - Projects & Facilities with respect to the department matters.
Plan and implement preventive and corrective maintenance for all company properties (owned-leased) through in-house and outsourced technicians.
Monitor the maintenance equipment including but not limited to chilled water system, package type A/C, air handling unit, hot & cold-water pump system, sump pump, conventional & addressable fire alarm system, fire pump system, generator, extract fan, electrical panel, and others.
Monitor AMC (Annual Maintenance Contract) to repair and upkeep the property.
Schedule maintenance tasks in coordination with foremen to ensure equipment downtime and minimize cost to the company.
Review and approve materials and contractors work request through SAP and forward the services requests from maintenance to procurement for approval of the management.
Monitor and follow-up on undelivered pending jobs requested through SAP and take necessary actions where required.
Check and verify work done by the contractors before closing the job through the system for accuracy of data and progress.
Prepare monthly expense analysis and report of maintenance activities and share feedback/suggestions on the same.
Coordinate with tenants of the building regarding maintenance problems and give recommendation/solution to the issues/complaints. Inspect office area before and after tenants occupy and/or leave for any electrical or mechanical alterations.
Assist in preparing annual budgetary report and recommendations.
Prepare BOQ to be sent to Procurement for RFQ. Review and recommend quotation based in technical and price description.
Prepare KPIs of each personnel and evaluate it on yearly basis for progress, feedback or skills development if required.
