Job Description
1. Manage, organize and plan the activities of each individual project.
2. Control time program and progress in co-ordination with project management team of each project.
3. Manage the process and follow up required documentation in order to receive monthly payments from Client.
4. Report to Operation Manager all details/information of each project.
5. Co-ordinate between Sites and all Head Office Departments (MEP, Procurement, Plant, Finance, HR and QHSE)
6. Control the project budget and ensure the project does not exceed the set budget and that cash flow is maintained in order to facilitate the works.
7. Provide an overall strategy for Value Engineering to minimize cost and achieve quality results.
8. Manage the facilitation of design and approval issues to ensure prompt delivery during construction.
9. Effective Cost Management to improve cost saving of the project
10. Manage Estidama implementation including any audits for obtaining the Pearl Rating Two throughout design and construction.
11. Communicate and carry out the necessary, correspondence and other communications issued from the project to all parties.
PLANNING:
1. In co-ordination with Project Manager/ Planning Manager and other senior site management team, determine the strategy for every phase of construction in each project and advise Project Manager as and when required.
2. Determine provision of all resources (manpower, materials and equipment) to be delivered to each site and ensure availability on time.
3. Review and Follow up all variation claims regarding time/budget to reserve the Company's rights.
4. Recommend Sub-contractors that are capable and within approved budget to be appointed.
5. Quantify risks and plan for risk management and mitigation during the project construction.
6. Coordinate the flow of manpower, equipment and other resources in order to facilitate the execution of the works.
TECHNICAL:
1. Manage all design Consultants involved and ensure design is within budget.
2. Resolve all construction obstacles and project related issues, follow-up with all concerned parties.
3. Liaise and coordinate with contractors/subcontractors, review their construction drawings and schedules in order to ensure compliance with required standards and quality.
4. Ensure that project is in full compliance with specifications, contract documents and drawings.
5. Ensure that all material, Shop Drawings, Method Statements are generated and submitted to the consultant promptly.
6. Follow up and close all Engineering approvals at the early stages of the project.
FINANCIAL AND COST:
1. Initiate and manage all site financial matters of the project including approvals of Sub Contractors, Suppliers, and coordinate with the HQ of the Company necessary requirements.
2. Initiate and manage the monthly invoicing and ensure that works done are invoiced to the consultant / client and facilitate the approvals of these monthly payments.
3. Manage the Cost related issues of the Project and Coordinate with the HQ the Cost Control matters.
4. Coordinate the Financial matters related to the project so that it will not delay the project progress.
HANDING OVER:
1. On completion of the projects: - support, monitor and advise the project managers the most effective ways and means to attain the required approvals and to hand over the project on time.
2. Monitor the closing out process regarding the final payment and ensure resolving all close out related matters.
PERSONNEL:
1. Review the Performance of the Staff working in the project and recommend upgrading of site staff to the HR Department.
2. Assist the HR Department in conducting Technical Interviews for the proposed candidates and to suggest candidates for recruitment process.
MEETINGS:
1. Attend and chair internal Staff Meetings to discuss work progress and future action plans.
2. Attend meetings with Client Management Representative and Engineers as and when it is scheduled
3. Weekly/monthly meetings with Operations Manager and Managing Director of the company and the other Group Partners if so required.
